Bucharest, December 16, 2025 – Crosspoint Real Estate, the International Associate of Savills in Romania, has brokered the transaction through which Eeze, a software and technology company and next-generation casino supplier, with headquarters in Malta and offices in London and Bucharest, has leased 1,200 square metres of office space in AFI Park Floreasca.
“We are pleased to have been by Eeze Romania’s side throughout this process and to have identified the right space for their profile as a next-generation technology company. In an office market where demand is more tempered and companies are far more selective, Eeze’s decision to consolidate its presence in AFI Park Floreasca demonstrates their confidence in Romania’s and Bucharest’s potential as a regional hub for the gaming and tech industries”, said Mădălina Marinescu, Head of Office Agency at Crosspoint Real Estate. “The market is becoming increasingly polarised between modern, energy-efficient, ESG-compliant buildings and the older stock, which requires major investment to remain competitive, and buildings such as AFI Park Floreasca are precisely the type preferred today by dynamic tenants. We are proud to have contributed to this alignment between Eeze’s strategy and current market trends”, added Mădălina Marinescu.
Eeze, the next-generation games provider, is set to move into its brand-new office space in the heart of Bucharest as it further scales the business at a rapid pace. The 1,200 square metre space in the AFI Park Floreasca office project will serve as a major hub for both technical teams and live casino tables, making it the third key office for Eeze, alongside its Malta and London spaces.
Lai Fatt Chiang, Chief Operating Officer at Eeze, said: “The commercial progress we’ve made has been reinvested in our core infrastructure, and we’re delighted to pave the way for us to move into a standout location in the heart of Bucharest’s business district. We have made a commitment to our staff to deliver best-in-class office space, and this latest step reinforces that, ensuring our employees can enjoy great places to work across our three hubs.”
The new office is situated in a modern business campus, with AFI Park Floreasca setting the benchmark for ESG compliance and energy efficiency in Bucharest. The move further highlights the commercial progress the supplier has achieved over the last 12 months, with the Bucharest expansion following a planned major upgrade to Eeze’s Malta hub, which is well underway, and the opening of a fresh office in a landmark Hammersmith location in central London.
The transaction brokered by Crosspoint Real Estate comes at a time when the Bucharest office market is going through a phase of adjustment and demand for office space from IT and technology companies, previously the main engine of the market, has declined. In the first nine months of 2025, net take-up for office leases decreased by 22% Y-o-Y, which is intensifying competition among projects able to provide modern, efficient and well-located space.
Even though technology companies’ appetite for expanding their office footprints has been lower in 2025, this transaction shows that, for well-located projects and tenants with a clear growth strategy, there is still strong interest in leasing quality space. Through this deal, Crosspoint Real Estate further consolidates its position on the technology segment, successfully closing a relevant transaction in a challenging market context and connecting a dynamic player like Eeze with one of the most attractive office projects in Bucharest
